I have a total solution approach to your move. When you sell your home, you deserve more than just a sign in the yard and a copy of the Multiple Listing Service as a brochure. From the very beginning I want you to know that I am committed to getting your property sold and “getting our ducks in a row” makes a huge difference in capturing that just-right buyer for your property. The 3 areas that will have the biggest impact on the sale of any property are PRICE, LOCATION, AND CONDITION. Each of these can be very subjective and hard to reach bits of info so how do we get to the correct info
PRICE
While I can run comparables and recently sold reports, often times properties are unique and hard to price and engaging an appraiser can be the best direction to go. They will professionally measure, take photographs and give in depth comparables and provide a solid price that will be a good gauge to price the listing most accurately and help you get top dollar for your property.
LOCATION, LOCATION, LOCATION
This doesn’t always just refer to your zip code. Location can mean a corner lot, front of the neighborhood or the back forty. Big power tower or power lines near your house? Close to the community pool? Back-up to a busy highway or do you have a lake view? Each property will have its own pros and cons regarding location, and this is the most subjective piece of the puzzle, but we talk it out and come to a realistic number and put a plan in place to bring success.
CONDITION
We all live in our homes, but we don’t often look at our homes from the perspective of a prospective buyer. And there might even be little things lurking in crawl spaces and attics that we don’t know about.
Solution? A pre-listing home inspection can keep everyone from being surprised and keep a contract alive. Just remember, EVERYTHING in a home inspection becomes subject to disclosure.
Also, while most homes don’t need full staging with rental furniture and decor, it is often helpful to have a professional simply come through and give room-by-room suggestions for decluttering and staging the home with your own belongings that show each part of the home in its best light!

- Prepare and sign listing contract
- Send listing contract to MLS board
- Have professional photos shot and property website created for online presence and social media links
- Place 'For Sale' sign on property
- Place lock box on property
- Notify over 5000 Agents in Middle Tennessee of this new listing
- Hold open houses (if desired)
- Arrange showings for other agents through Centralized Showing Services
- Contact you regularly with verbal progress reports
- Contact you via email with regular showing feedback as received from showing agents***
- Review marketing activities with owner
- Pre-qualify potential buyers
- Present and discuss all offers on property with owner

***Feedback is often a major concern for home sellers. I will provide feedback about your listings and about any open houses we may hold. The feedback will immediately tell us if we have priced your home properly, after 10 -12 showings or 3 weeks, we should expect some serious interest or an offer if we have everything done according to my plan.
